DOM3 on COPE Marbella: Infrastructure Challenges and Labor Shortages in the High-End Housing Sector
The association highlights that the Golden Triangle is consolidating its position as a destination that conveys peace of mind and drives international investment amidst global tensions, but demands excellence in public services and infrastructure.
DOM3 analyzed the current state of the real estate sector in the Golden Triangle during its appearance on COPE Marbella, featuring Charly Simon and Manuel Burgos.
A Peaceful Environment Focused on Quality
Charly Simon highlighted that the Marbella market continues to show great strength and magnetism. "The international climate and political tensions have led more people to choose Marbella as a peaceful, secure destination with fewer international problems. Major capital seeks peace of mind, and our region delivers it," he noted. He also emphasized that the association's primary focus remains safeguarding the highest quality standards in every project.
However, Simon warned of the urgent need to adapt the public environment to the standards expected by the end client. "If a buyer invests millions of euros in the area, they demand quality infrastructure: flawless access routes, paved and well-lit roads, cleanliness, and mobility solutions such as toll removal on the highway. If we take care of these basics, we will be an unbeatable destination."
Trade Training and Pressure on Construction Costs
For his part, Manuel Burgos focused his intervention on one of the sector's main bottlenecks: the severe shortage of skilled labor in traditional trades. This scarcity, he explained, is driving up construction costs and stalling some developments due to a lack of profitability.
"Demand is there, but the lack of labor supply is generating construction cost inflation that is holding projects back," Burgos stated. To address this situation, DOM3 is already working on agreements with educational centers to train new generations in these essential trades.
Sustainability and Urban Planning
Regarding sustainability, Burgos revealed how high-end housing is adapting to local shortcomings through the incorporation of photovoltaic panels and efficient water systems, transforming these residential developments into self-sufficient complexes.
Finally, both executives ruled out the risk of a real estate bubble, assuring that the sector benefits from better-trained companies and greater financial solidity. The association announced that at the end of the year it will hold several institutional meetings and events with international speakers to continue promoting excellence in the Golden Triangle.
