  • The DOM3 association gathers in La Zagaleta (Benahavรญs) to analyze the trends of the Golden Triangle through the 'Market Report' presented by DM Properties.

  • Experts point out a generational shift: today's buyer is younger and prioritizes security and longevity (wellness areas, spas, and health) over traditional home automation.

  • Villa Hermes stands as an exemplary project of the alliances and synergies among DOM3 member firms.

The DOM3 family celebrated its traditional season finale gathering in a truly exceptional setting: Villa Hermes, in La Zagaleta (Benahavรญs). The event not only served to review a year of intense work but also established itself as a key space for strategic analysis, institutional debate, and the high-level synergies that define our association.

The meeting began with a warm welcome from our president, Charly Simon, thanking the hosts and attendees, followed by a technical presentation of the Villa Hermes project by Ames Arquitectos. The property stands as a perfect example of how avant-garde architecture can overcome critical topographic challenges, transforming a complex plot into a home with continuous sunlight and a spectacular indoor-outdoor connection.

Furthermore, Villa Hermes is a living reflection of the DOM3 spirit, as multiple member firms collaborated in its development and execution, including Bonifacio Solรญs, Romรกn Windows and Doors, Illusion, Tecnoclima, and Parquet Astorga.

The Pulse of the Market: Market Report Key Takeaways

One of the core moments of the day was the presentation of the market report by Mariano Beristain, Managing Partner at Diana Morales Properties | Knight Frank. The data, analyzed at the close of 2025 and the first quarter of 2026, indicates a clear trend towards stabilization and maturity in the premium residential sector following the post-COVID euphoria.

Although prices per square meter maintain steady growth (around 10% in some areas), the year-on-year volume of transactions experienced an adjustment of 8.5% in Marbella and 11.66% in Benahavรญs. "We are not facing a crisis, but rather a phase of higher price scrutiny. Demand remains very high, but buyers are analyzing prices with much more rigor than two years ago," Beristain noted. The report placed the average residential ticket at โ‚ฌ736,000 in Marbella and โ‚ฌ936,000 in Benahavรญs.

Panel Discussion: Security, Longevity, and the Rise of the US Client

The panel discussion, moderated by Charly Simon, sparked a highly engaging debate between prominent figures of the industry and the institutional sphere:

  • Mr. Josรฉ Antonio Mena (Mayor of Benahavรญs)

  • Mariano Beristain (Diana Morales Properties | Knight Frank)

  • Miguel Manzanares (Manzanares Lawyers)

  • รlvaro Botella (LPA President)

The speakers agreed that the ultra-luxury buyer profile has rejuvenated and shifted its priorities. รlvaro Botella highlighted that today's client takes construction quality for granted and looks for properties with "soul." Nowadays, the decisive factors are security (gated communities) and the concept of longevity: new buyers demand wellness areas, advanced spas, and health spaces within their villas, shifting away from traditional home automation.

Additionally, the strong emergence of the North American market was analyzed, boosted by direct flight connections. This client profile boasts an ultra-high net worth and finds the Costa del Sol's property values and patrimonial equity highly competitive compared to markets like Miami or Bel-Air.

Sustainability and Institutional Efficiency

The institutional and legal perspectives provided crucial keys for the region's development. The Mayor of Benahavรญs, Josรฉ Antonio Mena, boldly addressed the challenge of water resources, explaining that the town hall is enforcing mandatory dual-irrigation networks (regenerated water) in new developments to guarantee the sustainability of villas and their gardens.

On his part, Miguel Manzanares praised the administrative efficiency of the Benahavรญs Town Hall, highlighting it as a benchmark on the Costa del Sol: "While securing a building license in other municipalities can take a year and a half or two years, Benahavรญs' unified technical criteria allows streamlining procedures down to just a few months."

The day concluded with an exclusive cocktail and a guided tour of the property, leaving an excellent outlook for the coming months. From the Board of Directors, we would like to sincerely thank all the members of the DOM3 family for their constant commitment to residential excellence.
